This asset strengthens Sower’s farmland portfolio and reflects our commitment to sustainable land stewardship and long-term value creation.
The property is situated in a strong Iowa farming corridor renowned for its fertile soil and consistent crop yields. Its location provides access to robust agricultural infrastructure, ensuring efficient operations and long-term productivity.
The farm will be leased to the Welsh family which emphasizes not only a strategic partnership but also responsible stewardship of the land. Farm operations are guided by crop plans developed in partnership with Sower’s farmland management team to ensure:
- Maintenance of soil fertility through ongoing testing and replenishment
- Responsible use of agricultural inputs in line with industry standards
- Compliance with conservation practices to preserve water and soil health
These practices support long-term land productivity while aligning with Sower’s mission to protect and enhance farmland resources.
In addition to this asset having excellent farmland returns, the asset also sits adjacent to a heavily trafficked off ramp on US I-80. This location gives certain acres of this farm excellent future commercial real estate value as well. While we don’t calculate the potential for commercial use in our analysis, the possibility for it offers investors exceptional upside value.
