The future looks bright for Gretna, with Gretna Landing leading the way in transforming the community into a thriving, connected, and dynamic place to live, work, and shop. The Northeast corner of Gretna has become a beacon of growth and development, thanks to the new 132 acre retail hub, Gretna Landing. This significant addition to the community has already made substantial strides in enhancing local commerce and infrastructure. The availability of subdividable commercial lots further enhances the potential for new businesses, ensuring that this development will continue to flourish as a vibrant commercial and residential hub. With a booming population, high median income, and strong employment base, Gretna Landing is set to become one of the most sought-after retail locations in the region.
Overall Site Information
The Gretna Landing project spans 131.87 acres and is split into three phases. Phases 1 and 2 are currently under construction, while grading for Phase 3 is underway.
New Tenants Adding Value
Gretna Landing has become a vibrant commercial center with several key tenants already open for business. Scooter’s Coffee, a popular drive-thru coffeehouse, is serving residents their daily caffeine fix. Walgreens provides essential pharmacy services and retail goods, enhancing convenience for the local community. Chase Bank is anticipated to open by the end of July, adding essential financial services to the mix. These tenants not only add to the convenience and appeal of Gretna Landing but also contribute to its role as a central hub for the community.
Metonic Gretna Landing Multifamily Development
Adding to the residential allure, the Metonic Gretna Landing Multifamily development is currently under construction. This expansive project features five buildings with 220 luxury units. The development will include a clubhouse, pool, bark park, playground, pickleball courts, outdoor gym, and smart-home living across a 13.441-acre parcel, directly west of the Fleet Farm lot. Metonic plans to open their clubhouse in Spring 2025, with the first multifamily building scheduled for completion in July 2025.
Fleet Farm and Fleet Farm Gas Center
Further enhancing Gretna Landing’s commercial appeal, construction for Fleet Farm and Fleet Farm Gas Center will begin in Fall 2025. This development will cover a 16.3-acre site and feature a 180,000 square foot building. The gas center will include a double drive-thru car wash, adding convenience for local residents and travelers alike.
Proximity to Education and Residential Growth
Strategically located less than a mile from the new Gretna High School, Gretna Landing is well-positioned to serve both the student population and the broader community. The proximity to the school ensures convenience for families and staff, making it a central part of daily life.
A Thriving Community with Promising Demographics
The Gretna area is on an impressive upward trajectory, with a projected population growth rate of 62% by 2030. This rapid expansion is accompanied by a strong economic profile, boasting a median household income of $112,790. The local economy is robust, with 15,946 employees in the area, and the region sees an average of 28,000 vehicles per day. These factors create a dynamic environment for both residents and businesses, ensuring sustained growth and development.
Infrastructure Enhancements
The development of Gretna Landing has coincided with substantial infrastructure improvements, most notably the paving of 192nd Street from Giles to Hwy 370. This enhancement is crucial for easing traffic flow and improving accessibility to the new commercial hub. Additionally, 192nd Street is slated to become a future connection to I-80, further integrating Gretna with the broader regional transport network and facilitating smoother commutes for residents and visitors alike.
Looking Ahead
The opening of Gretna Landing marks a significant milestone in the area’s development. With its role in driving foot traffic, creating jobs, and supporting residential growth, Gretna Landing stands as a cornerstone of the community’s economic and social infrastructure. As 192nd Street becomes a vital connection to I-80, the area is poised for even greater growth and accessibility.
