Broadway Commons: Largest Acquisition to Date in Rochester, MN

We are excited to announce that in July 2025, Sower Longview Fund II, LP (“Longview II”), has completed its largest acquisition to date with the purchase of Broadway Commons, a 136,757-square-foot, fully leased open-air retail center in Rochester, Minnesota. This milestone reinforces Sower Commercial’s strategy of acquiring durable, necessity-driven retail assets in high-growth secondary markets.

Broadway Commons is prominently situated along Rochester’s main commercial corridor, offering unparalleled visibility and accessibility. The center is anchored by nationally recognized retailers, including Total Wine, Michaels, DSW, Petco, Five Below, and Boot Barn, with Walmart and Kohl’s serving as shadow anchors. This tenant mix reflects a necessity-driven and experiential retail strategy designed to generate consistent traffic and long-term income stability.

Rochester is home to the world-renowned Mayo Clinic, which recently announced a $5 billion campus expansion. This transformative project is expected to accelerate population growth, job creation, and income gains, further enhancing the long-term demand profile for retail centers like Broadway Commons.

The acquisition was completed after extensive diligence, negotiation, and underwriting throughout the second quarter of 2025. Looking ahead, Sower will leverage its in-house asset management platform to optimize tenant performance and position the property for long-term appreciation. Additionally, Sower’s Separately Managed Account (SMA) platform enabled co-investment alongside Longview II, offering investors tailored participation and tax-advantaged planning.
